This service was designed to address these challenges:
You have this site and people keep asking what you should do with it. Nobody has done the math.
Multiple developers have pitched contradictory visions. You can't tell which (if any) is honest.
Council is about to vote on acquisition or disposition and has no transparent numbers.
A building is available, a grant window is open, and the decision has to be made before you can hire a full consulting study.
You own land and want to know what it's actually worth to a partnership developer.
What You GetSite visit and 2–3 stakeholder interviews (typical: city manager, ED director, one external voice)
Market context analysis (rents, comparable sales, demand indicators, absorption)
Three development scenarios: conservative, target, stretch — each with massing and unit mix
Transparent, annotated pro forma for each scenario (sources and uses, IRR, cash-on-cash)
Required subsidy and capital stack analysis — what subsidy unlocks each scenario
Go/no-go memo with 5–10 specific next steps and risk flags

Common Questions
-
We still run the Snapshot. Environmental issues become an input to the capital stack — typically adding required brownfield credits or a specific funding source. If the contamination is significant enough to require specialized environmental engineering we'll flag it and refer you to a partner firm.
-
Yes — that's our Developer RFQ + Selection Toolkit, a natural next step after a Snapshot. We'll reference it in the readout call if the site is viable.
-
No. An appraisal tells you what a site is worth today. A Snapshot tells you what it's worth in the hands of a partnership developer with appropriate subsidy. Different question, different document.
-
You get that answer in writing within four weeks — which is far more useful than finding out two years and $150,000 of entitlement costs later. Our job is honesty, not encouragement.
-
Only you and who you share it with. If you eventually share it with a developer during an RFQ, we can help you redact sensitive inputs if needed.
-
Yes. This is one of the most common use cases — especially for land bank acquisitions and philanthropic property donations.
-
We can add additional scenarios at $2,500 per scenario. Most clients find that three scenarios (conservative / target / stretch) is the right amount for decision-making.
